Home Lending

Property in your super, done properly.

Limited recourse borrowing has strict rules and a short list of willing lenders. This is specialist territory — and exactly where experience matters.

Worth weighing

  • Which lenders still write SMSF loans — and on what terms
  • Deposit and fund-liquidity requirements
  • How the holding (bare) trust arrangement works
  • Interest rates and fees versus standard lending

How Ascent helps

What we bring to it.

  1. 01

    A coordinated file

We arrange the finance and coordinate with your accountant, financial adviser and lawyer — the strategy itself is theirs to confirm.

  2. 02

    The specialist panel

SMSF lending policy compared across the lenders who genuinely operate in this space.

  3. 03

    No surprises

Liquidity tests, contribution assumptions and conditions explained before you commit.

The process

Four stages, one point of contact.

  1. 01

    Conversation

A no-obligation discussion about where you are and where you’re going — in person in Melbourne, or online.

  2. 02

    Research & recommendation

Your full picture gathered once, options compared across the panel, and a clear plain-English proposal: the loan, the structure, the costs, and why.

  3. 03

    Application to approval

We prepare, submit and manage the application, handle lender requests, and keep you informed at every stage.

  4. 04

    Settlement & beyond

Coordination through to settlement, then ongoing reviews so the loan keeps earning its place.

Lending is subject to eligibility, lender criteria and credit assessment.

Questions

Can my SMSF borrow to buy property?

Superannuation law permits SMSFs to borrow under a limited recourse borrowing arrangement, subject to strict conditions on the asset, the structure and the fund. Whether it suits your fund is a matter for your licensed financial adviser and accountant — we arrange the credit once the strategy is confirmed.

Do SMSF loans cost more?

Generally yes — rates and fees are higher than standard home loans, deposits required are larger, and fewer lenders participate. That makes comparison across the specialist panel particularly valuable.
